With so many options these days related to Marketing…what is the best way? What should you be doing? There is a right and wrong way to market your property. Not to worry—count on us! We know how to effectively leverage the tools associated with short term vacation rentals. We intimately know how to utilize VRBO and AirBnB. Beyond this, each property can be double and triple listed via the Turning Leaf Vacation Rentals website. Triple Listing works to generate you the most revenue possible! Rely on our expertise, it means money in your pocket.
Financial
Specialized Management
Each property is treated as a distinct business unit for our owners. We help handle the financial transactions associated with each guest stay, including Vrbo, AirBnB, and Direct Book payments. Each property also has a separate checking account and a set of financials so revenue, expense, and margin can be viewed on a monthly, quarterly and annual basis. We can even pay your property’s bills and keep up with state and local tax submissions. Our goal is to make the financial component of a short term rental easier and more manageable for our owners.

While giving our guests a clear understanding of the costs of their stay, it also makes reviewing and digitally signing lease agreements a breeze. Lease agreements establish the “rules”, set expectations with your guest, and protect your vacation property as an income generating investment.

Standard Service Tier
(Sales, Marketing and Limited Financial Support)Includes
- All onboarding with relevant Booking Software, Direct Book Website, Vrbo and AirBnB software platforms to maximize revenue.
- Set up with leasing software - All reservations have a lease agreement which sets the legal real estate basis for guest stays.
- Software integration with property calendaring (Google Calendar) and guest communications module.
- Listing creation including initial photo shoot, video work, any drone photography, and a “We're launched!” Social Media Post on our Instagram and Facebook accounts
- Financial Support includes property specific bank account, accounting software setup and monthly Income Statement with Rent Detail reporting as well as owner payouts via "hard copy" check issue.
Excluded on Standard
- Short Term Rental (STR) tax license set up with county and state
- Paying Taxes to county or state tax bodies related to STR license
- Paying property bills and any advanced reporting such as Balance Sheet or Cash on Hand reporting
- Full-service guest communication
- Housekeeping and Onsite Operations Support
Best Suited
- Standard Tier is best suited for an owner that has the time and wants to remain “hands on” with the management of their STR.
- They are generally located close to their property, are “handy” and like to work on their property.
- Enjoy communicating and coordinating with the guest travelers.
- Have the time to be heavily involved with the management of their STR.
Enhanced Service Tier

Plus: - Onsite Operations Support (as defined by the owner agreement)
- Security Monitoring through Blink Camera System
- Thermostat Remote Monitoring--pre-condition homes for guest arrival during winter and summer to enhance the guest experience. We use Honeywell products but as long as we have app access from the owner we will work with other smart systems.
- TLVR Housekeeping Staff—we work to bring on a housekeeper including recruiting, calendar management systems and quality oversight. If we have an existing housekeeper in your area, we bring them on. if we do not we work to recruit one—either case we manage the housekeeping work.
- Supply purchase and re-supply. We use our business credit to supply and re-supply your STR. The property reimburses us for these purchases; but, the owner never needs to buy or monitor house hold supply inventory. Because we are in and out of your property frequently you avoid delivery fees or owner travel to and from your STR to re-supply your property.
- Full guest communication from booking to departure, including any/all pre-arrival questions, guest stay communications and deployment of operations personnel to diagnose and fix any minor guest stay issue. We deal with all of it!
- More Financial Support than Standard Tier:
- Short term rental tax license set up with county and state. We do the leg work to secure your tax license.
- Includes collecting and remitting short term rental tax payments to local and state governments.
Additional Service Available (Fees May Apply):
- Hot Tub Management, including weekly chemical checks as well as, drain, clean and refill services.
- Pay your property bills from the property account
- Owner Payout request beyond hard copy check (ACH or Bank Transfer)
Best Suited
- Enhanced Tier is a better option for owners that do not have the time or wish to be “hands off” with their STR.
- They are generally not located close to their property, do not describe themselves as “handy” or do not have the time to be onsite
- The owner is not interested in handling guest communications themselves and would like someone to do this for them.
- The typical owner that chooses this tier is generally seeking asset appreciation, rental income, or a cash flowing asset but wants a partner to manage the day to day work.

Depending upon the situation we plow, snow blow and shovel access to your STR and/or hot tub. We also do remove snow from roofs when and where it is needed to protect your home.
Yes! We also do Long Term Rentals!

Yes! We also bring our expertise to help owners manage their long term (annual lease) rentals. It’s different than our Short Term Rental work for sure; but, we do it just as effectively. We still showcase your property in the best possible light. List your property via the MLS, seek the best rental candidates and work to fill your calendar.

Market your property–professional photography, walk through videography, video montages for pre-leasing tenant property review and For Rent Signage (still works) to get your place in front of the most and best prospective tenants
